DACY ROAD, LIVERPOOL, L15
Client: Property investor
Duration of project: 7 weeks
End use: Buy-to-let (long term tenants)
We embarked on the renovation of a 3-bedroom period property featuring generously sized bedrooms and a bathroom. This house had sat vacant for two years, falling into disrepair due to the previous owner's neglect.
What brought immense satisfaction to our client was our suggestion to convert the large bathroom into an additional bedroom and divide the largest bedroom to create a smaller bedroom and a decent-sized bathroom. This revelation was a game-changer for the client, as they had not realised that such a transformation was possible. They eagerly agreed, recognising that this change would significantly increase the property's value and monthly rental income. For a visual representation of this transformation, please refer to the before/after pictures below.
One of the main challenges we encountered during the project was the condition of the windows. Another contractor had suggested a costly replacement, but we managed to salvage and refurbish them with proper maintenance, resulting in substantial cost savings.
The innovative design, which included an additional bedroom, boosted the property's value and elevated the monthly rental income by £100.
Despite the project's complexity, we completed the refurbishment in just 7 weeks, demonstrating our ability to deliver results efficiently and within budget.
