We maintain relevant registrations and memberships to support the way we operate as a property sourcing business.

Information Commissioner’s Office (ICO)
We are registered with the Information Commissioner’s Office for data protection purposes.

Property Redress Scheme (PRS)
We are a member of the Property Redress Scheme, an independent redress scheme for property professionals.

Anti-money laundering supervision
We are registered for anti-money laundering supervision with HM Revenue & Customs (HMRC).

3. Insurance

We maintain business insurance relevant to our operations.

This includes:

  • Professional Indemnity Insurance

  • Public Liability Insurance

4. Complaints and redress

If you are unhappy with any part of our service, we encourage you to raise it with us as soon as possible.

We operate a formal Complaints Procedure and aim to deal with complaints fairly and promptly.

If a complaint cannot be resolved directly with us, eligible complaints may be referred to the Property Redress Scheme.

5. Client money

We do not hold tenant rent or tenancy deposits.

In the course of our sourcing service, we may receive fees from clients at different stages of the engagement. These are explained in the client agreement before a client proceeds.

Where we coordinate a refurbishment project on behalf of a client, refurbishment funds are handled separately from general business income through a dedicated refurbishment account acting as a client account for that purpose.

6. What we do and do not do

We help clients with property sourcing and related coordination services. Depending on the engagement, this may include:

  • sourcing and appraising investment properties

  • arranging or carrying out viewings

  • negotiating on suitable properties

  • supporting progression through the buying process

  • helping coordinate access for surveys, builders and other relevant parties

  • helping coordinate refurbishment projects

  • overseeing the lettings process through trusted local letting professionals

 

We do not provide financial advice, investment advice, mortgage advice, legal advice, tax advice, surveying or valuation services.

Where appropriate, we may introduce clients to experienced independent professionals such as solicitors, mortgage brokers, surveyors, insurers, tradespeople and letting agents. Any advice or service provided by those professionals is separate from our own services.

Clients should always carry out their own due diligence and obtain independent professional advice where needed.

7. Important information for clients

Any figures, projections or appraisals we provide are intended to help clients assess an opportunity, but they should not be treated as a substitute for independent verification.

 

Unless stated otherwise, yield figures are typically expressed as gross yield and are based on assumptions and information available at the time.

 

Clients remain responsible for satisfying themselves as to the suitability of a property, the accuracy of assumptions, and any legal, survey, mortgage or tax matters.

 

Past results, case studies and historic examples are not a guarantee of future results.
