3. Insurance

We maintain Professional Indemnity and Public Liability Insurance relevant to our business activities.

4. Fees and payment transparency

We explain all applicable fees, payment stages and material conditions before a client signs an agreement or makes a payment.

Our standard property sourcing fee is £6,000 plus VAT per property, payable in three stages:

  1. Retainer fee: £1,000 plus VAT when the client instructs us to begin the service.

  2. Property secure fee: £2,500 plus VAT when an offer is accepted and the property enters legal proceedings.

  3. Exchange fee: £2,500 plus VAT upon exchange of contracts.

Where we are instructed to manage a refurbishment project, our standard project management fee is 10% plus VAT of the refurbishment cost.

Our Liverpool Investment Tour costs £300 plus VAT.

The complete payment, cancellation and refund provisions applying to each engagement are set out in the client agreement and fee schedule provided before a client proceeds.

5. Introductions and independent professionals

We may introduce clients to independent professionals, including mortgage brokers, solicitors, surveyors, insurers, letting agents and tradespeople.

We do not currently receive referral fees or commissions for these introductions.

Clients are under no obligation to use any professional we introduce and remain free to appoint their own providers.

Any advice or service provided by an introduced professional is separate from our own services.

If this changes and we receive a referral fee, commission or other commercial benefit, we will disclose it before a client decides whether to use that provider.

6. Conflicts of interest

We will disclose any material conflict of interest that could reasonably affect a client’s decision before proceeding with the relevant transaction or recommendation.

Where a potential conflict arises, we will explain its nature and any steps taken to manage it so that the client can make an informed decision.

7. Client and refurbishment funds​

We do not hold property purchase deposits, completion funds, tenant rent or tenancy deposits. Funds relating to the purchase of a property are handled through the client’s appointed solicitor.

Where we coordinate a refurbishment project, client funds are held in a dedicated project account separate from our general business income.

Each client’s balance is separately recorded and used only for their own refurbishment project. We never use one client’s funds to finance another client’s work.

Payments to builders and tradespeople are approved through our project management process and made by TPG Trading Limited on the client’s behalf. Contractors provide invoices addressed to the relevant client or purchasing company and these are shared with the client for bookkeeping purposes.

Any unused refurbishment funds are returned to the client once the project account has been finalised.

The dedicated refurbishment account is an operational project account. It is held with a UK-authorised bank, and deposits held by TPG Trading Limited may be eligible for Financial Services Compensation Scheme protection if the bank fails, subject to FSCS eligibility rules and the applicable aggregate limit.

Contractor costs are charged at the invoiced amount. Our project management fee is charged separately.

8. Our guarantees​

Our guarantees provide clear commitments around the property sourcing service.

The summaries below explain their main principles. The complete conditions, exclusions and remedies are set out in the client agreement provided before engagement.

7% minimum gross yield guarantee

Every Liverpool buy-to-let property we source is appraised to deliver a minimum 7% gross rental yield.

Gross yield is calculated by dividing the projected annual rent by the agreed purchase price and multiplying the result by 100.

The projected rent is assessed by Total Property Group and verified with our local lettings team before the property is presented to the client.

The guarantee applies to the first tenancy where the property is let to long-term tenants using the agreed letting strategy.

If the proposed rent would produce less than a 7% gross yield, we will first work with the letting agent to seek a qualifying rent before the tenancy is agreed.

If the first tenancy is ultimately agreed below that level, we will refund an amount equivalent to 12 months of the rental shortfall.

The rental shortfall is the difference between the annual rent required to achieve a 7% gross yield and the annual rent agreed for the first tenancy.

The maximum refund under this guarantee will not exceed the sourcing fee paid to Total Property Group for that property.

The guarantee does not apply where the shortfall results from:

  • the client choosing a different letting strategy

  • the client instructing or accepting a lower rent

  • the agreed property specification not being completed

  • material changes made to the property or refurbishment plan

  • delays caused by the client

  • legal or regulatory changes arising after the property was presented

  • rent being reduced after the first tenancy has begun

60-day deal-find guarantee

Before engagement, the client is given a confirmed property-search start date.

We guarantee to secure an accepted offer on a suitable Liverpool investment property within 60 days of that start date.

A suitable property is one that meets the agreed search area, investment strategy, available budget and minimum sourcing criteria, including the applicable 7% gross yield requirement.

A suitable property must meet the investment criteria and budget agreed with the client before the search begins.

If we do not secure an accepted offer within the applicable 60-day period, the client may cancel the search and receive a full refund of the £1,000 plus VAT retainer fee.

The search period may be paused where progress is delayed by circumstances within the client’s control, including:

  • delayed decisions or responses

  • changes to the agreed criteria

  • client unavailability

  • unresolved finance or proof-of-funds issues

  • failure to provide information reasonably required to progress the search

Any pause and the revised deadline will be confirmed with the client.

Lifetime property support guarantee

For as long as the client owns a property sourced by us, and while Total Property Group continues trading, we remain available to provide reasonable guidance and answer questions relating to that property.

This may include general property guidance, introductions to relevant independent professionals and help understanding options such as refinancing.

Lifetime support does not include:

  • day-to-day property or tenancy management

  • legal, tax, mortgage, surveying or regulated financial advice

  • refurbishment or project management

  • arranging or supervising substantial works

  • services requiring significant additional work or third-party involvement

Where substantial additional work is required, any fee will be explained and agreed before that work begins.

9. How we assess opportunities and support clients

We help clients with property sourcing and related coordination services. Depending on the engagement, this may include:

  • sourcing and appraising investment properties

  • arranging or carrying out viewings

  • negotiating on suitable properties

  • supporting progression through the buying process

  • coordinating access for surveys, builders and other relevant parties

  • helping coordinate refurbishment projects

  • overseeing the lettings process through trusted local letting professionals

For each property, we review the likely purchase costs, rental demand, expected rent, refurbishment requirements, projected yield and overall suitability for the client’s agreed investment strategy.

We provide estimated refurbishment budgets, discuss the strengths and risks of an opportunity, and give our practical view on whether we believe a property is worth pursuing.

Throughout the purchase, we help clients understand the process, raise relevant questions and coordinate with their appointed solicitor, mortgage broker, surveyor, accountant, letting agent and other professionals.

Where clients have questions relating to legal, mortgage, tax, survey or regulatory matters, we will help identify the issue and liaise with the appropriate professional where useful.

We do not replace those professionals or provide regulated financial advice, mortgage advice, legal advice, tax advice, surveying or formal valuation services. Any advice or service provided by an independent professional is separate from our own services.

Any figures, projections and property appraisals we provide are based on the information and assumptions available at the time. Unless stated otherwise, yield figures are expressed as gross yield.

Gross yield does not account for mortgage payments, taxation, insurance, maintenance, management fees, void periods or other ownership costs.

Clients should review the information provided, obtain independent professional advice where appropriate and satisfy themselves regarding:

  • the condition and suitability of the property

  • legal title and conveyancing matters

  • mortgage suitability and affordability

  • taxation and ownership structure

  • planning, licensing and regulatory requirements

  • the accuracy of material assumptions

Property investment carries risk. Property values, costs and rental income can rise or fall, and past results or case studies do not guarantee future performance.

10. Complaints and redress

If you are unhappy with any part of our service, we encourage you to raise the matter with us as soon as possible.

We operate a formal Complaints Procedure and aim to investigate and respond fairly and promptly.

If a complaint cannot be resolved directly with us, eligible complaints may be referred to the Property Redress Scheme.

11. Client agreements and contractual documents

Before a client pays any fee or instructs us to begin a property search, they receive the relevant documents for review and electronic signature.

Depending on the service, these may include:

  • the client agreement

  • service terms and conditions

  • the applicable fee schedule

  • the full guarantee terms

  • relevant service-specific information
